    Twice a year — ideally before and after Florida's June-through-November hurricane season — plus after any major storm.     How long does a TPO roof last in Florida?

    A properly installed and maintained TPO membrane typically lasts 15–25 years in Florida's climate. Drainage, seam quality, and regular maintenance are the biggest factors — a roof with ponding water or clogged drains will age much faster than the same membrane kept clean and dry.

    Can you repair my commercial roof instead of replacing it?

    Often, yes. Isolated punctures, failed seams, and flashing leaks on a membrane with remaining service life are usually repairable, and a restoration coating can sometimes add years to an aging but sound roof. If the insulation below is saturated or failures are widespread, replacement is the honest recommendation — and we will show you the evidence either way.
