Those are honest ballparks, not quotes. After we measure your roof, you get one written number that includes tear-off, materials, labor, permit fees, and cleanup — with decking replacement priced per sheet so there are no mid-project surprises.
You can stay home during the project — it is loud, but safe. We protect landscaping, pools, and driveways before tear-off begins and walk the property with you when the job is done.

We don't recommend it, and current Florida Building Code sharply limits when an overlay is even allowed. Layering hides rotten decking, voids many manufacturer warranties, and shortens the new roof's life. Heritage always tears off to the deck so you know exactly what your new roof is built on.
Often, yes. A new code-compliant roof removes the underwriting problem of an aging roof — Florida law bars insurers from refusing coverage solely because of roof age when the roof is under 15 years old — and a wind mitigation inspection after the reroof can unlock premium credits for the wind-resistant features we install.
We replace it — that is the point of tearing off. Your quote states a per-sheet price for decking replacement before work begins, we photograph any rot we find, and you approve the count. New shingles over bad wood is a roof that fails early, so we never skip this step.
The drier months from late fall through spring make scheduling easiest, but we replace roofs year-round. In summer we build the schedule around afternoon storms and never leave a roof exposed overnight. If your roof is failing now, waiting for a 'better season' usually costs more than it saves.
